FEES: The following fees for services shall apply but are not due at the onset of this agreement – the applicable fees will be deducted from the first full month’s accounting once a tenant takes possession of Property:

  1. Leasing/Tenant Locator Services: 50% of one month’s rent
  2. Marketing Fee: $150.00
  3. Monthly Management Services: 10% of the monthly rental rate
  4. One-Time Set-Up/Start-Up Fee for New Properties: $300.00 (this is an administrative management setup fee that includes initial property inventory and conditions report, property setup, state-of-the-art property software management, tenant and owner online portal access, monthly direct deposit of rental funds, automated monthly and year-end statements, 1099 rental income/expense report, electronic rent payments)

Applicable only at lease renewal and/or tenant turnover…

  1. Property Inspection Report: $200.00 (Owner/Customer is responsible for inspection costs during tenant turnovers/move-outs)
  2. Lease Renewal Service: $250.00 (charged upon the renewal of any existing tenancy agreement – includes professional market rent analysis, tenant renewal investigation/negotiation, lease renewal preparation, lease renewal signing, and maintenance of all systems and software)
