Fall Yard and Home Maintenance

YARD MAINTENANCE

Now that cold weather is just about here, it's time for a reminder of specific fall and winter maintenance items. The average date of the first freeze is Oct 7, while the average date of the first snowfall is Oct 15.  Some of these items may not pertain to your home, but many will.  Remember that repairs necessitated by the negligence or willful acts of a resident or their visitors will be the lease holder's responsibility.

 

If you are responsible for yard maintenance, you'll likely be completing your final lawn mowing sometime in October or November.  Be sure to rake all your leaves that collect in the yard, leaves should not be left on lawns as they generate fungus and disease.  This is also the perfect time to fertilize your lawn and put grass on any bare spots.

  

 If you have a lot of trees and if leaves or other debris are clogging your gutters, please give our office a call to schedule a gutter cleaning at your owners expense.  During a heavy rain if you notice water cascading over the gutters that may be a sign that your gutters are clogged and require a clean out

  

If we experience a heavy, wet snowfall, go out and shake off branches of trees and shrubs that you can reach from the ground so they don't split or break off.  A broom, large stick, or any tool with a large handle will be useful to shake taller branches.   

 

City ordinances require that walks be shoveled within 24 hours of any snowfall.  Unless you live in a complex where the homeowners association handles snow removal, be prepared to shovel because Code Enforcement routinely patrols for violations.

Turn off outdoor faucets and disconnect hosesFailure to do so will cause the spigot to freeze, when it thaws, plumbing somewhere within the house will leak or burstAnytime the temperature is expected to reach freezing, make sure nothing is connected to your outside faucets.

 

Fireplaces and wood burning stoves are great on cool afternoons and nights, please make sure you observe all wood burning ban days as noted on the news. Before starting a fire, be sure the flue is open and you don't have an overabundance of ash in the fireplace or wood burning stove.  You can clean out your fireplace however often you want, but never sooner than one week after a fire to insure embers are cold.  Never empty ashes into your trash can, always dispose of them outdoors away from anything combustible.  Never burn anything other than logs and kindling, and be sure to only use matches and paper to start your fire. If your chimney has not been cleaned during your tenancy and you frequently use your fireplace or wood burning stove, please call us to have this service completed.

 

Please check your smoke detectors and CO2 detectors.  Usually detectors will emit a constant, but rather soft sounding beep when the battery is running low but there is also a test button which can be depressed.  If it doesn't sound, replace the dead battery immediately.

 

KITCHEN SINKS & GARBAGE DISPOSALS

NEVER put the following items down the kitchen drain:  grease, coffee grounds, , potato or carrot peelings, pasta, rice, or any other food item that may cause a blockage.

 

SWAMP COOLERS & FURNACE

If you have a swamp cooler, now is the time to have it winterized.  Please call our office to have this service done at your owner's expense.

 

Now is also the time to check your furnace if you've not already done so.  If you have gas heat, lighting the pilot light is considered routine maintenance.  If after lighting the pilot, it will not stay lit, call us and we'll arrange for service.  If you have not had your furnace cleaned and tuned during your tenancy, please give us a call so we can schedule that for you at your owner's expenseFurnace filters should be routinely changed every 3 months.  Most problems associated with a/c units and gas forced air units are a clogged filter.  Please check your furnace filter first before you call.

 

If your heat goes out in the middle of the night, call us in the morning.  We cannot get heating contractors out in the middle of the night.

 

Never turn heat off or set thermostats below 60 degrees, especially if you won't be home for a few days.

 

If you lose power or heat, open cabinet doors to expose plumbing pipes to warmer air.  Open faucets to a very slow drip.  Please call us if you experience frozen pipes.  We'll talk you through how to thaw them slowly and determine if we need to send out maintenance.  Usually the only time pipes freeze in Colorado is when it is below 0 degrees and if you have a bathroom over unheated space such as a garage. 

 

WATER DRIPS AND ELECTRIC

If you have any water drips from your faucets or under your sink, be sure to report that to us so we can take corrective action right away.

 

Also if you have any light switches or electrical outlets that are not working properly please be sure to call our office as that's something we need to look at and correct right away for you.

 

Please don't "Learn to live" with these shortcomings as they can be expensive, damaging, and dangerous.  One of our goals is to provide you with a safe rental property, and if the house systems aren't working properly or fail during your lease, we need to know ASAP so we can identify the root cause of the issue and repair as necessary for you.  We're relying on you as the eyes and ears living in the property to alert us of any maintenance issues that occur, as you're there 365 days a year and we're only there for a day or so after you move out; so we're relying on you to be our partner in alerting us to correct any maintenance issues when they appear.

Help Arrives, Emergency Tips For Your Home

You come home from vacation visiting friends or relatives, or just return home after a long day of work and find out you have a new water feature in your home with water damage from a burst pipe.  Hello mess, now what can I possibly do now to make this unfortunate situation better before trained professionals arrive onsite to mitigate this mess?  Keep these tips in mind and you'll start your road to recovery sooner rather than later, and likely make a bad turn of events into a less miserable scenario.

 

Water Damage From Clean Water  

Broken or failed icemaker, sink or tub drain overflow, clothes washer hot or cold water lines, toilet tank refill lines, faucet or faucet line failures.  This water does not contain waste or contaminants and is classified as Clean Water Category 1.   

DO:

  • Shut off the source of water if possible or contact a qualified party to stop the water source
  • Turn off circuit breakers for wet areas of your house/building, ONLY when access to the power distribution panel is safe from electrical shock
  • Remove as much excess water as possible by mopping and blotting
  • Wipe excess water from wood furniture after removing lamps and tabletop items
  • Remove and prop up wet upholstery cushions for even drying
  • Place aluminum foil or wood blocks between furniture legs and wet carpeting
  • Remove to a safe, dry place any paintings, art objects, computers, documents, and other materials that are valuable or sensitive to moisture
  • Use wooden clothespins to keep furniture skirting off damp floors
  • Hang draperies with coated hangers to avoid contact with wet carpeting or floors
  • Hang furs and leather goods to dry separately at room temperature

DON'T:

  • Enter rooms with standing water where electrical shock hazards may exist
  • Enter affected areas if electrical outlets, switches, circuit breakers or electrical equipment are exposed to water.  Always avoid electrical shock hazards.
  • Leave books, newspapers, magazines, or other colored items on wet carpet floors to cause staining
  • Leave Oriental rugs or other colored rugs on wet wall-to-wall carpets to cause staining
  • Use your household vacuum cleaner to remove water, possibly causing electrical shock or damage to the vacuum cleaner
  • Use TV's or other appliances while standing on wet carpets or floors, especially not on wet concrete floors
  • Turn on ceiling fixtures if ceiling is wet or enter rooms where ceilings are sagging from retained water

Water Damage From Contaminated Water

Washing machine, dishwasher or a roof leak; water that has some soils and contamination that is classified as a Gray Water Category 2.  Raw sewage or flood water is water that has a high degree of waste and contaminants and is classified as Black Water Category 3.

DO:

  • Avoid all contact with sewage and items contaminated by sewage
  • Wash your hands thoroughly after contact with contaminated items

DON'T:

  • Spread contaminated water by walking unnecessarily on damaged or wet areas
  • Turn on HVAC system if there is a possibility of spreading contaminated air
  • Use household fans to dry the structure and spread contaminants
  • Use products for personal hygiene and cleanliness if exposed to the contaminated areas

If exposed to harmful waste, OSHA recommends a post-exposure medical evaluation.  Consult your local health department or physician 

 

Make sure you follow these helpful steps to protect you and your personal property, be sure to contact us immediately so we can follow through with professional assistance ASAP.
