How to Prequalify Yourself For a Loan
If you want to purchase a home, you might wonder if you could get pre-approved. You could visit a loan officer and they could help you figure out if you'd qualify. Or you could do a few simple calculations at home to know if you're in the right ballpark.
  
Step 1: Is your credit score high enough?
  
Credit score requirements have changed a lot over the last decade. Chances are they will continue to vary, but right now you really need a score of at least 680 to get a good loan. Ideally having a score over 720 would enable you to get an excellent loan.
  
If your score isn't up there, take action now to improve it. In our April Newsletter I had an article on what factors make up your credit score, how it's calculated, FAQ's, and several steps on how to improve your score.  If it is very low, you can hire someone to help you raise it to the level you will need. Or you can order your credit report and start handling any problems on your own with the credit reporting bureau's.  Links on how to pull your credit report are also included in the April Newsletter.
  
Step 2: Do I have enough income to support a house payment?
  
In order to figure out how much you can afford in a mortgage payment each month, you will need to calculate two numbers: the front-end ratio and the back-end ratio.
  
Front-end ratio: Your proposed monthly mortgage payment divided by your gross monthly income (before taxes). This figure should not go over 28 percent.
  
For example: Let's say you earn $5000 a month, gross. You can afford to spend $5000 x 0.28 = $1400 on your monthly mortgage payment. Note: This must include your principal, interest, taxes and insurance.
  
Back-end ratio: Your total debt obligations (credit cards, student loans, etc.) divided by your gross monthly income. This amount should not go over 36 percent.
  
For example: Keeping with the previous example, if you earn $5000 a month, you may spend $5000 x 0.36 = $1800 on your total debt obligations. So, if you have a mortgage payment of $1400, you can spend an additional $400 a month on credit card payments.
  
Step 3: Do I have the cash on hand that I will need to buy a home?
  
You will need to have money for a down payment and closing costs. There are government loans that allow you to put little or no money down, and ask the seller to pick up the closing costs. However if you get a conventional loan, you will need money in the bank for the expenses.
  
Lenders want to make sure that the money for the down payment is your money, not borrowed money. They like to know that you are personally invested in the home, because you are less likely to default that way.
  
You must show the money you plan to use for the down payment to have been in your bank account for at least 60 days. If you transfer it from another account, you must show that transfer and that you had the funds in that account for the time required.
  
Some lenders will allow you to receive a down payment (or part of the down payment) as a gift, but if you can have the money sit in your account for two months it is much easier.

Winter Handy Hints-Cold Weather

So far we've had a Winter of record lows and near record highs to date, and we can be sure that we're in for more snow and sunny weather in the months ahead.  Be sure to read the below helpful hints and suggestions for you as we continue with Winter and look forward to Spring.
  • Never turn heat off or set thermostats below 60 degrees, especially if you won't be home for a few days.
  • If you lose power or heat, open cabinet doors to expose plumbing pipes to warmer air. Open faucets to a very slow drip and please call us if you experience frozen pipes. We'll talk you through how to thaw them slowly and determine if we need to send out maintenance. Usually the only time pipes freeze in Colorado is when it is below 0 degrees and if you have a bathroom over an unheated space such as a garage.
  • Now is the time to check your furnace if you have not already done so. If you have gas heat, lighting the pilot light is considered routine maintenancee. If after lighting the pilot, it will not stay lit, call us and we will arrange for service. If you have not had your furnace cleaned and tuned during your tenancy, please give us a call so we can schedule that for you at your owner's expense.
  • Furnace filters should be routinely changed every 3 months. Many problems associated with a/c and gas forced air units are caused by a clogged filter, please check your furnace filter first before you call.
  

 

  • Turn off outdoor faucets and disconnect hoses. Failure to do so will cause the spigot to freeze, when it thaws, plumbing somewhere within the house will leak or burst. Anytime the temperature is expected to reach freezing, make sure nothing is connected to your outside faucets.
  • City ordinances require that walks be shoveled within 24 hours of any snowfall. Unless you live in a complex where the homeowners association handles snow removal, be prepared to shovel because local Code Enforcement routinely patrols for violations.
  • If we experience a heavy, wet snowfall, make sure you go out and shake off branches of trees and shrubs that you can reach from the ground so they don't split or break off. A broom, shovel, or long stick is useful for this purpose.
  • Fireplaces and woodstoves are nice but please observe all wood burning ban days. Before starting a fire, be sure the flue is open. Never burn anything other than logs and kindling and only use matches and paper to start your fire. You can clean out your fireplace however often you want, but never sooner than one week after a fire to insure embers are cold. If your chimney has not been cleaned during your tenancy and you frequently use your fireplace or woodstove, please call us to have this service done. 
  • On extremely cold days if your automatic garage door has trouble opening or closing, try the following repairs before calling us:
    • Apply a silicone-based lubricant in the tracks to ease roller friction on the tracks
    • Spray a silicon lubricant or WD-40 on the garage door hinges
    •  Increase the torque setting by turning the dial on the opener motor, access to the controller may be had by removing the light bulb cover.  Some models may have separate settings for opening and closing torque. 
  • When we have a prolonged period of dryness without snow or rain, be sure to handwater the less established and mature trees and bushes in your landscaping to insure they don't die.  Make sure you treat and manage your landscaping as you would if you owned the property yourself.
